Terms and Conditions
1. Booking

  1. Booking can be done online using the Phoenix Guest House website or via online travel agents. Discounts available if you book your stay directly with The Phoenix Guest House.
  2. Reservations may be taken; however, bookings are not guaranteed until the first night’s stay has been pre-authorised by The Phoenix Guest House utilising a valid card.
  3. Deposits and payments for accommodation may be made by debit card or credit card. We do not accept cheques, American Express or Diners Cards.
  4. Once a reservation is confirmed, a legally binding contract exists between the accommodation provider (The Phoenix Guest House) and the person named on the booking form.
  5. Bookings may be cancelled free of charge up to 1 week before your arrival date. Any cancellations made after this time will be liable for the full balance of the booking. Any guests failing to arrive will be liable for the total cost of their booking. Cancellation/travel insurance is available, and it is recommended that guests cover themselves to avoid losses due to any unforeseen circumstances.
  6. For bookings with an arrival date of less than 7 days, the full amount is payable for the stay immediately and will be taken 24 hours of the booking being made.
  7. Any outstanding balance due for accommodation will be become payable at check-in, any extras requested will be billed and must be paid for within 24 hours. No extras will be provided if there is a balance outstanding.
  8. The proprietors of The Phoenix Guest House reserve the right to cancel/terminate any booking where the conduct of a guest, or a member of the guests party has a detrimental effect on any other guests staying at The Phoenix Guest House. Should it be necessary to terminate a booking early due to unacceptable behaviour, the full balance of the stay by the party will be due and no refund will be given.

2. Non-availability

In the unlikely event that your room is double booked or The Phoenix has to cancel your stay due to circumstances beyond our control, we will attempt to place you at a property of the same rating. If the offer made to you is not accepted, we will refund any payments paid to date with no further liability to you.

3. Room Occupancy

The number of persons staying must not exceed the stated number booked and children must be included in the stated number of persons booked. Only guests named on the registration form are allowed in the guest rooms. Any person found bringing other persons into the property will have their booking terminated with immediate effect but will remain liable for the full balance of their stay.

4. Children

We do not accept children any younger than 12. Families arriving with children under this age will not be checked in. 

5. Damage and Losses

Please take care with our accommodation, we take great pride in providing excellent facilities and high levels of cleanliness. You are responsible, liable and will be charged for any breakages or damages including costs for specialist cleaning, repair and renewal, the cost of the room for any time period it is unusable and any other inconvenience caused. which you caused to the accommodation or its contents. 

The proprietors of The Phoenix Guest House cannot accept responsibility for any losses incurred by guests while staying at the guest house, unless the guest has handed the item in for safe custody. 

6. Lost Keys

Lost keys will be charged at £50.00 per key. 

7. Smoking Policy

Smoking and vaping or use of any electronic cigarette is not permitted on the premises and any guest found to, or believed to have been smoking or vaping in the rooms will be charged £75 for the cleaning of the room and will have their booking terminated immediately with immediate effect. 

8. Stag and Hen Dos

We regret that we do not take stag or hen parties. 

9. Arrival/Departure

Check-in is from 2:00pm until 6:00pm. Any later check-in will need to be arranged with the guest house in advance of arrival. No check-in will be allowed after 7pm. Please vacate your room by 10:00am on the day of departure. 

10. Left Luggage

The Phoenix Guest House will store luggage for guests arriving prior to the rooms being ready or for departing guests who are not leaving Scarborough until later that day. The Phoenix Guest House will not accept liability for any items lost or damaged. 

11. Pets

Pets are not permitted.

12. Takeaway Food

No takeaway food is not allowed in the room, food can be consumed in the dining room up to 9pm (subject to availability).
